What is an MLS co-op listing?

The MLS system is designed to allow real estate brokers to cooperate with each other to sell real estate. So all listings on the MLS are co-op listings.

 

When a listing / seller’s agent places a property on the MLS, they are offering to pay any other agent on the MLS a co-op fee if they bring the buyer that buys the property. Simply put, you bring the buyer, and they close, you get paid.

 

The listing agent has agreed to collect a commission from the seller at closing, and then some of that commission is shared with the agent who brought the buyer.
