It is pretty easy to calculate property taxes. First, visit the website for Adams county. Then click on public records search, then Assessor / Treasurer Records (Quick Search). ( or you can just click here ).
Here you have several different options for searching, including owners last name, street number, or parcel identification number.
First select the search method you wish to use, for example street number or owners last name. Then enter your search, and click the search button.
Then the site will display a list of potential matches. If you see the property you are looking for, click on it.
Then the site will display a bunch of assessor related information. SCROLL down until you see the section labeled Tax Summary then look for the most recent year, and look for the number below “General Taxes”. This is the yearly property taxes. If there are special assessments or adjustments and fees, these should be added on to the general taxes as well.
Take this number and divide it by 12. This is the monthly amount of the property tax.
In many situations, a lender will collect the monthly property tax as part of your payment. This property tax is kept in an escrow account at the lender, and then when the property taxes become due, the tax is paid by the lender from the escrow account. The lender collects the property taxes to ensure that they are paid, because if they are not paid, the lender has a huge risk because property taxes prevail over any liens. Once the owner has about 20% equity, they can ask the lender to stop collecting the escrow, and the owner can pay the taxes directly if they so wish.
